Fourteen days before each one is due it pushes the invoice into Xero ready to send. It keeps watching the Guesty booking, so if the booking changes the invoice updates to match, and it checks whether each one is paid. Your sales team sees what is in and what is outstanding without ever opening Xero.

Why the rate has to be flattened, and how we do it

Guesty attributes a reservation's accommodation revenue night by night, in proportion to each night's price in the calendar. That is fine for a normal stay. For a flat corporate contract it is a problem: even though every night is the same agreed rate, Guesty back-allocates the total by the calendar, so peak nights absorb more revenue and quiet nights less. The contract total is right, but the month-by-month split is wrong, and the owner statements move with the calendar instead of the contract.

Take a 100-night stay agreed at a flat $300 a night, $30,000 in total. The calendar underneath swings from $200 a night in the quiet stretches to $600 over a peak event. Guesty back-allocates the contract total by that calendar, so the owner statement moves with the calendar instead of the contract.

Same $30,000 in the end. But the owner statement follows the calendar, so Month 2 reads $4,300 high and Month 3 reads $3,300 low. The dashed line is the flat $7,500 the contract actually owes each month. Flattening lands every month on it.

The owner can be out by $4,300 in a single month, even though the year-end total is exactly right. That is what breaks trust and triggers the queries.
